Every Leak Tells a Story.

Professional Plumbing Services | Private I Plumbing

We investigate residential plumbing problems, find the cause, and make the repair. From water heaters and hidden leaks to water pressure, repiping, drains, and the lines serving your home, we follow the evidence from the first clue to the final solution.

Seattle & the Pacific Northwest

The agency

Plumbing leaves clues.

Private I Plumbing is a residential plumbing company built on a detective idea: every problem has a cause, and the cause is what we find first.

File · Agency

We are not trying to look like every other plumbing contractor. The private-investigator theme is the brand — sophisticated, black and gold, Pacific Northwest — not a costume.

A leak leaves evidence. A failed water heater has a cause. Low pressure has clues. We investigate the problem, name the diagnosis, and solve the case.

Based in Seattle & the Pacific Northwest, we take residential calls seriously and leave the work documented.

The path

How a case works

Evidence, then the cause, then the repair. The same order on every call.

  1. Evidence

Water where it should not be. Corrosion on a fitting. A sudden change in pressure. A water heater that stops keeping up. Every sign can tell us something about what is happening inside your plumbing system.

  2. Investigation

We trace the signs back through the system to find where the problem started. The visible symptom is only part of the case. The cause is what matters.

  3. Diagnosis

Once the evidence points to the source, we identify the problem and explain what is happening. No guessing. No treating the symptom without understanding the cause.

  4. Solution

With the cause identified, the appropriate repair or replacement is completed correctly. The goal is simple: solve the problem and leave the plumbing in proper working order.

The difference

Why open a case with us

Don't guess. Investigate. The repair comes after the cause is clear.

  • 01

    Diagnosis before repair

We name the problem before the wrench turns. The house tells a story; we read it first.

  • 02

    Real cause, not guesswork

Symptoms are clues. We follow the evidence to the pipe, valve, heater, or line that failed.

  • 03

    Documented work

Scope, findings, and the fix — left clear so you know what was found and what was done.

  • 04

    Local residential focus

Seattle and the Pacific Northwest homes we know. Residential plumbing, handled like a case file.

What we investigate and repair

Every call starts with a problem. Our work is to follow the clues, identify the cause, and complete the repair.

01

Water heaters

Leaking tanks, failing components, aging units, and heaters that no longer deliver the hot water your home needs.

02

Hidden leaks

Water can travel away from its source before it becomes visible. We investigate the signs and trace the leak back to where the case began.

03

Water service

The line connecting the meter to your home can fail, leak, or restrict flow. We investigate the service line when the evidence points beyond the fixtures.

04

Water pressure

High or low water pressure is a clue, not always the cause. We trace the pressure problem back to its source.

The Case of the Disappearing Water Pressure

05

Repiping

Sometimes the problem is not one fixture or one connection. When the piping itself has become the issue, we investigate the condition of the system and determine the appropriate path forward.

06

Valves

A valve that leaks, sticks, or fails to shut off can create a larger plumbing problem. We identify the failure and address the source.

07

Drains

Slow drains and recurring backups leave clues. We investigate what is affecting the drainage system rather than simply treating the symptom.

08

Tankless water heaters

Scale, fault codes, poor performance, and tankless water heaters that stop delivering reliable hot water can all point to an underlying issue.

09

Gas piping

New gas lines, corrections, and related plumbing work completed according to the requirements of the job.

10

Code corrections

When existing plumbing does not meet current requirements, we identify what needs to be corrected and bring the affected work up to code.

The Case of the Water Where It Shouldn't Be

The Case
The customer found water on the floor beside a tank that was still making hot water.
The Evidence
  • Corrosion at the base of the tank
  • Age past a typical service life
  • Moisture limited to the heater closet
The Investigation
Private I Plumbing traced the water to the tank itself, not a supply line or a drain.
The Solution
The failed water heater was replaced, and the connections were redone correctly.

“Great experience working with Mark! He was responsive on a holiday weekend. I had a water heater leak that caused flooding, and Mark was able to come by on a Sunday, and replace my water heater. He was knowledgeable and helpful, and went above and beyond what I expected. I live in a fixer upper, and I will definitely be calling on Mark to be my new plumber. Thank you!”

“Mark was great! Had a plumbing issue in a late Sunday evening. He came within less than an hour and quickly identified the issues and what needed to be done. While he was at the condo, he also took time to look at an issue with the bathroom and also helped resolve an ongoing concern. Payment was easy and it's great to work with him as one stop shop for plumbing.”

“We have been dealing with poor water pressure in our home for some time due to old galvanized pipes. Mark came out with his team and navigated challenging site conditions to install a new line from the meter and restore full pressure to our system. We could not be more pleased with our experience working with Private I Plumbing!”
